DKK 1bn Copenhagen hotel property swaps hands between Nordic pension funds

Danish pension provider Sampension has bought a DKK 1bn Copenhagen hotel property with property developer AKF as a co-investor.

The joint investors will take ownership of the property today, 1 May, which houses Comwell Copenhagen Portside Dolce by Wyndham, from former owners AP Ejendomme, the property arm of AP Pension, and Finland’s Keva.

The investment is among the largest and most significant deals of the year on the Danish property market.

The deal also strengthens the well-established partnership between Sampension and AKF, which already includes the hotel property where Comwell Køge Strand is located and the upcoming project Fremtidens Brøndby Strand.

"We are pleased to continue building a robust and future-oriented hotel portfolio with the investment in Nordhavn, which is a highly functional hotel and conference property,” Sampension head of property and infrastructure, Torbjørn Lange, said.

He continued: “The property has long-term potential supported by the continued solid development in Portside, which we expect will contribute with attractive returns for our pension customers. We also appreciate the expansion of the collaboration with both AKF and Comwell.”

The hotel was developed and built in 2021 by Nordstern (formerly KPC) with Arkitema as the architect. The striking property on Alexandriagade covers over 25,000 m² and is built with a focus on functionality, modern building standards and city life, with prime access to the metro, water and international connections.

Commenting on the sale, former co-owner, AP Ejendomme CEO, Peter Olsson, said: "We are very pleased with the investment in the Comwell Portside property, which has been an exciting project that has contributed to the development of Nordhavn and created value for the customers of both AP Pension and Keva. We are pleased to pass the baton to AKF and Sampension, who share our enthusiasm for the property's potential.”
